One large, sunny furnished room available in comfortable two bedroom terraced house in North Norwich. The room has been recently re-decorated, carpets are in good condition and clean.

The room is fully furnished:

Bed (single with a pull-out single underneath - can be zipped together as a double bed, but then you'll have less space in the room)
Wardrobe
Chest of drawers
Bedside cabinet
Chair

There is room for a desk, if you want one.

There is wireless broadband, unlimited use (within reason) permitted.

The house is 15-20 minutes walk to the north of the city centre, off Sprowston Road. It is very close to a bus stop, with regular routes into city centre, university, train station, airport. etc. It is only 15-20 minutes walk to the train station. There are plenty of local shops and pubs.

The house is double-glazed and centrally heated. It stays pretty warm in cold weather, being a mid-terrace, and there is good loft insulation. There is a combi-boiler so water is hot on demand.

There are two bathrooms, so you will have almost exclusive use of the shower room - no queuing for the bathroom in the mornings!

There is a fully equipped kitchen including washing machine and dishwasher and use of crockery, cutlery, pots and pans.

There is a medium sized back garden which is nice to sit out in in the warm weather.

Parking is available on the street with a permit. It is between £14. 50 and £28. 00 for six months, depending on the size of car.

I'm 36, female, work full-time, more or less 9-to-5. I'm open-minded and friendly; I think I've got a pretty good sense of humour.

I've been renting out my spare room for the last three years, and I've worked out now what works and what doesn't in terms of housemates. As I'm renting out a room in my home, it's important to me to find the right person - sharing a house with someone when you have different expectations and don't get on can be really difficult, but when you are both 'on the same page' it can be really easy.

I like to keep the house clean and tidy and would expect anyone renting the room to respect this and clean up after themselves in the communal areas of the house e. g. after use of kitchen, bathroom, etc. I've worked hard to buy the house and pay the mortgage, and I would expect anyone living in the house to respect this and take care of the furniture, fixtures and fittings, make sure they lock the doors and windows when going out, etc.

I don't have loads of people coming round and am pretty quiet in general. I won't keep you awake at night with loud parties and I won't wake you up early in the morning clattering pans and singing along to the radio. In turn, I would expect the person renting the room to be considerate of me and my working hours. If you often fall through the front door drunk at 3am we are not going to get on.

Although we will be sharing what is not a massive house, you can trust that I will respect your privacy and allow you plenty of space/independence. I'm not looking for a new best mate to hang out with me all the time, I'm happy for you to come and go as you please, I won't be asking questions about your personal business.

I do have two cats, so if you hate cats this house will not be for you. However, the cats are clean and pretty placid; they tend to spend most of their time sleeping on my bed, so you can have as much or as little to do with them as you like.
