The Room: is a sunny good sized double and comes fully furnished. Includes a double bed with comfy eve mattress, pillows, duvet; built-in double wardrobe with full-length mirror; tv point and large window. There is space for a desk in the room if you want to work from home. The room comes with a private modern bathroom with shower, bath, sink and wc. Although it is not en-suite you would be the only person to use it on a regular basis as there are two bathrooms in the property. Please note, from time to time if there are visitors, they may use the loo as it is the main bathroom but this is rare and infrequent.

The Flat: Top floor, light and airy riverside apartment with great views over Norwich. Two bedroom, two bathroom, with secure intercom entry and lift. There is an open plan living/kitchen area with sofas, tv, table, fully equipped kitchen including dishwasher (so no arguing over washing up) and there is a washing machine and tumble dryer in the separate utility cupboard.

About us: We are 30 and 25 year old professional couple, neither of us regularly work from home and we spend our evenings usually relaxing watching tv. We enjoy going out for nice meals, seeing friends and family, going to the gym. As a result, we spend a lot of our weekends out and about and are getting to that point in our life where we are generally always in bed by 10. We are sociable and friendly but equally keep ourselves to ourselves.

About you: Single occupancy available only, ideally female and professional. We hope to find someone that is chilled, clean and tidy, and friendly. No pets are allowed in the property due to the lease restriction. We would also prefer for overnight guests to be limited to a minimum.

Location: 20 mins walk along the river to the city centre and 10 mins to the train station. Nearby in the riverside retail area there is a large Morrison's, Costa and Starbucks, several outlet shops, the Riverside gym and swimming pool, plus the Riverside entertainment complex with bars, cinema, restaurants approx. 5/10 mins walk along the river.

Please note, there is no free overnight parking close by, only paid parking or supermarket short-stay. We have spotted some long term (on a monthly basis) parking spaces within the Morrisons car park nearby which can be arranged separately if needed. There is a bus stop close by - number 25/26, which goes to the city centre and the UEA/NNUH and the number 15 which goes towards Broadland business park. Also, there is plenty of secure bicycle storage under the building.

All bills are included in the rent. This covers all utilities, Broadband, council tax, and contents insurance.
