The Flat

This is a second floor fully furnished flat in a converted Victorian house. It's a beautifully lit space with one North West facing double bedroom, one bathroom (shower only, no bath), one large kitchen/living room (kitchen has a small dishwasher, a large fridge freezer and a washing machine). Downstairs there is a gorgeous communal garden (which the living room looks out onto) and a small patio/balcony area at the back. Unfortunately the flat is not currently wheelchair accessible as it is up a small flight of outdoor stairs. The flat has its own parking space and will be fully furnished.

The Area

The location is perfect for anyone working in central Norwich or at the University of East Anglia. It's a few seconds away from a bus stop on Earlham Road that goes directly to the University and a 15 min walk into town.

The flat has been my home in Norwich for several years and the neighborhood has a lovely community feel. There are yearly street parties and yard sales. Eaton Park and Earlham cemetery are within walking distance as are several great local groceries and cafes. The area is quiet during the evenings but central town is easily accessible for nightlife.

Dates and Availability

I'm looking for someone to rent from roughly July 2024 - July 2025. I can be relatively flexible with the start /end dates if we discuss this before hand.

Price

The rent is £900 per calendar month not including bills.
At the moment bills are
Internet: £40 per month
Gas/electricity: £65 per month (EPC energy rating C)
Water: £39
Council tax band A is: £91 per month for a single professional occupant, if you are a student it would be lower.
