Spare room with a WFH landlord NR3

Looking to rent out my spare room. I have just brought my first house and moved back to Norwich. I have a spare room to rent out currently the room is unfurnished yet i am willing to part with first months rent to help buy furniture.

The property
- Terrace house around 15 min walk from city centre

- On street Parking

- Shared living room, dining room, kitchen study and garden.

- Spare bedroom is currently unfinished yet i am also looking to paint it and am happy for input on the color and design.

- Bedroom Available is 250cm by 350cm enough to fit a double bed and furniture. It has large windows and am happy for the tennants to paint the walls and add there own touch to the space. (I can also help put up shelves or art if desired.

- 3 bathrooms (as the main bedroom has an en suite the downstairs bathroom will be primarily the applicants)

-3 bedrooms (one bedroom is being used as study as I work from home and could fit another desk if needed)

- Large kitchen (not your standard terrace house corridor kitchen)

- Council Tax Band B

- Will be looking for someone to split the Water/electricity and council tax bill (I will pay the internet)

- monthly payments

- I am thinking about getting a dog in the next few month's

Overall i am a very relaxed and very geeky landlord. I am a smoker yet smoke outside in the garden, i work from home as a video game artist and am quite sociable yet also love losing an evening to relaxing and good food. Im looking for a housemate i can live with and get on with as a want and not a need.

I have just moved back to Norwich yet am in no huge rush and therefore in a position to rush moving someone in. I would probably want to meet for a coffee first as ensuring that i can get along with someone is key for me.
