A bright large double bedroom is available in a classic Norwich terrace, ideally located close to the N&N Hospital and the UEA, with Unthank Road’s shops and cafés roughly a 15-minute walk away. There is a bus stop for the UEA about a four-minute walk down Colman Road, and the street offers permit-free parking. The room is south-facing, so it benefits from plenty of natural light and warms nicely during the day. It is spacious enough for a double bed and a small desk, and includes an in-built wardrobe with additional storage available in the airing cupboard. The household has gas central heating and is well insulated. Bills—including council tax (Band B), gas, electricity, water, broadband and TV licence—are all included. A standard deposit will be placed in a protected scheme, and the contract requires 1½ months’ notice at the end.

I’m a 30-year-old female professional from Norwich, looking for a like-minded person. At home I enjoy cooking, playing my records and practising the violin at reasonable hours. I have an active social life, so I’m often out or hosting friends, and my family visit for dinner or the occasional overnight stay. Once a month I’m usually away visiting people, and I take a skiing trip in January and a two-week summer holiday. I value a balance between being sociable and giving each other space, and the key to living here is mutual respect. I’m mindful of noise during the week and expect the same in return.

I enjoy climbing, cycling and walking, and occasionally use the garden for workouts in the summer. Friends and family sometimes join me for dinner, and I will always give notice. I’m looking for someone who mainly works outside the home, though occasional working-from-home days are fine. No couples and no pets, please. If you smoke, it must be outside only. The room can be offered furnished or unfurnished depending on your needs. Other details can be discussed before the room is rented.

Shared spaces include the bathroom, kitchen, dining area for hosting occasional guests, and a secure garden with a gate and access to a basic padlocked shed suitable for bike storage. Kitchen essentials are available to use—plates, cutlery, pots, pans and glasses—with some space for your own items. Laundry facilities consist of a washing machine and a dehumidifier for quicker drying. Usual household bins are provided: general waste, recycling and compost.
