Large double-aspect double room available from 1st August in a two-bed, end-terrace house in the NR2 area of Norwich.
Hi, my name is Fin and I’m looking for a new housemate to stay in the room that will be vacated by my current housemate when he moves away from Norwich at the end of July. I am a first-year PhD student at the university so I think a fellow postgraduate student or recent graduate/young professional would be a great fit as a new housemate. I’m tidy, relatively quiet, and friendly, and I enjoy the odd trip to the pub to socialise with friends. My hobbies include listening to and playing music, knitting, and watching the odd film.

ABOUT THE HOUSE
The pictures show the room that is available. It comes furnished with a double bed, a wardrobe, a chest of drawers and two bedside tables. It is a generous size and is double-aspect (the house is an end-terrace). My bedroom has an en suite which contains a shower, so the main bathroom (also pictured) would essentially be your private bathroom most of the time.
Downstairs, the house has a nice sized, double-aspect lounge, a very large kitchen-dining area, and a utility room which contains the washing machine and a tumble drier. The kitchen contains plenty of storage space, a good-sized fridge with separate freezer, an electric oven (two oven compartments plus a grill) with a gas hob (5 rings), and a dishwasher. As shown in the pictures, the lounge has a settee and is also where I have my desk (N. B., the TV belongs to my current housemate so he will take it with him when he leaves). The house also has a small, admittedly somewhat overgrown, garden.
My housemate is planning on moving out at the end of July, so the room is available from the start of August.
The house is in a nice, quiet residential area of Norwich, and it is only a 15–20 minute walk to the city centre. It is a 35–45 minute walk to the UEA, or around 15 minutes by bike. We are also only 5 minutes away from the 26/26A bus route (the closest bus stop is Edinburgh Road), which can take you west to the UEA, Norwich Research Park and hospital (NNUH), or east into the city centre and on to the train station. There are also two pubs and a chippy within two minutes of the house which is a bonus :)
The house has a car port which would probably fit a small car if needed. There is also on-street parking by the house.
OTHER USEFUL INFORMATION
The landlords of the property seem very nice and responsive — we’ve had one or two of things that needed repairing over the past few months and the landlord was always quick to respond and organise the relevant repairs.
The rent is £1,400 per month which is split 50:50, so £700 each.
Currently, total bills average around £180–£300 per month, so £90–£150 each, depending on gas/electricity usage — this includes gas, electricity, broadband, TV licence and water (and excluding council tax). The house is in council tax band C, though if you are a student too then we’d be exempt, if not we’d be eligible for a 25% discount.
