Double room with ensuite available in new build

Double room available for shared occupancy in new build house off Dereham Road. I am a live out landlord living locally. The location offers good access to UEA, the hospital, the outer ring road and is approximately 2 miles from the edge of town.

The room is furnished with a double bed, canvas wardrobe, chest of drawers and bedside table. The en-suite has a large walk in shower, toilet, basin and heated towel rail. There is an additional box room upstairs that can be used for storage.

Downstairs is the living room and kitchen. The kitchen has a table for dining, appliances comprising microwave, fridge/freezer, washing machine, oven and gas hobs. There is plenty of cupboard space. Double doors open up into the garden.

There is ample non permit parking on the road adjacent to the house.

Rent includes all bills, council tax, TV license and virgin media 30mb broadband.

I would be looking for responsible professionals or post-grad students for a 3 month minimum tenancy. After 3 months the tenancy reverts to a rolling per month agreement, which can be terminated with a months notice by either party. This seems to work well in not locking prospective tenants into any long term contract.

The current tenant is a young female professional working Mon-Fri daytime hours. My preference is for another professional female.

A Monday to Friday let may be considered at an adjusted price.

The location would particularly suit those looking for a clean, quiet and spacious environment. Due to the layout of the 6 residences and surrounding land, it very much feels like a small private community.
