Room to let in flat NR1. Easy access to City

I have one double room available in this 4 bed flat. The rent includes some electricity and gas costs.

The available room has a double bed, wardrobe and chest of drawers. It is for single occupancy only. No couples please.

The accommodation is a 4 bedroom flat. There is no shared lounge.

The flat has a spacious kitchen with lots of storage space, a cooker with cooker hood over, fridge freezer, washing machine, tumble dryer and microwave.

Council Tax, and water rates are included in the rent. Broadband is provided free of charge by the landlord. Gas and electricity are by pre payment meters and the tenants arrange for credit to be purchased as required. The rent quoted includes £20 for the tenant’s contribution towards electricity, and £10 towards gas, with any excess shared between the tenants and paid directly. At present the tenants are not needing to add any credit.

There is an electric walk in shower. The WC is separate.

The flat is well insulated. The current tenants keep it clean, and any new tenant will be expected to do the same.

The flat is within easy reach of the city centre, it is within reasonable walking distance, there is also a regular bus service and ample parking outside the flat . There is a shed to store bicycles.

The ideal tenant will be someone who is used to cleaning up and not leaving a mess for others, and willing to share cleaning of communal areas on a fair basis with the other tenants.

The new tenant must be employed.

An employer's reference will be required, and this will be obtained at no charge.
