Room for rent..

I'm Steven, and I have a spare room I'm looking to let out.

The room itself..
3x3. 25meters, brand new carpet, paint and curtains.
UPVC double glazed to the rear of the property, very quiet!!

My house..
Tastefully decorated by yours truly, it's not perfect and squeaky but it is home, relaxing and I'm very proud of it!!

Entrance, via hallway, all rooms off this plus the same upstairs to all rooms.
Downstairs cloakroom, utility room with dishwasher, washer dryer.
Kitchen, I'm a bit of a foodie so, it's quite well equipped. 4 meter work top, plus breakfast bar opposite to sit and eat breakfast (or drink wine!!).
Lounge, be warned...there is no TV in here, it's there for reading and relaxing, iPads welcome though!!
Dining Room, next on the list to be re-designed but its fine for the mo.

Upstairs bathroom, HUGE bath tub, double size walk in shower and all the other expected amenities..
Once again, this is off landing, not through another room.

Parking, permit parking outside, I've never had a problem to park, it's your responsibility to sort this out but I'm happy to help/guide where I can.

Me..
I'm 38 years old, I'm not into having house parties, nor bringing home mates after the pub, It's not that kind of house. I do enjoy a nice drink or two at home though.
I'm not your mother, so clear up after yourself. That said, I'm not a crazy neat freak, I just don't want to come home to a pile of dishes.
I work hard too, so a share of the cleaning will be expected. I don't expect a military style cleaning schedule, I want to live with an adult so between us I'm sure we can work it out!!
If you smoke, you're outside, that said, smoking really doesn't bother me.
