Nice, spacious double bedroom, next to Eaton Park

Double bedroom, bills included, fully furnished, free unlimited wireless broadband. Although the room is available from 15 Sept, if you need to move earlier we could accommodate you in our spare bedroom until 15 Sept, for reduced rent.

I am letting out the largest bedroom in my 3-bedroom house, located just off South Park Avenue near the model boating lake and tennis courts of Eaton Park. I am a 28 yr old male working at UEA as a research scientist. I live with my fiancé, Emma.

The room: a sizeable double (3. 9m x 3. 5m) complete with double bed (including very good quality mattress), built in wardrobe, additional freestanding wardrobe, shelving unit, dresser/chest of drawers, desk, bedside table, built in TV cable. I am flexible regarding fixtures i. e. if you want a bigger table / more drawers then happy to accommodate this.

The house: mid terrace with large kitchen (with fridge-freezer and breakfast bar) and massive lounge/diner downstairs, 3 bedrooms, shower room and separate WC upstairs, nice garden with patio, bench and table, brick built shed, wood shed (storage space for a bicycle, if you have one) and outside toilet. It is well insulated and with modern boiler so should be warm during the winter. Electrics and toilets have also been recently updated. There is a washing machine and tumble dryer in the shed (attached to the house via a lean-to).

Area: Located on a quiet street off South Park Avenue, the house is directly opposite a small grocery shop and right next to Eaton Park. Near UEA and N&N hospital, 2 miles to city centre. Bus stop just round the corner with buses to city centre, railway station and university. There is free on street parking.

We are ideally looking for a young professional (postgraduate student also welcome), male or female. We would share the cost of council tax between you and I (Emma is starting a PGCE in September so will be exempt). Must be friendly, conscientious, clean and tidy, and reasonably quiet (no parties, sorry!). We reckon we're easy going people, with hobbies ranging from sport to music, craft, photography, and so on.
