Spacious Rear Ensuite Bedroom, Bills Inclusive Nor

So, I've got a rear ensuite bedroom available to rent.
In the room, I suppose there's the obvious double bed & mattress, various fitted cupboards & a table/ chairs.
The rear ensuite (private) is a good size and has a bath and a separate electric shower.
There's also a reasonable sized garden out back, although you'll see that I'm no gardener, I just like sitting on the lawn occasionally.

Rent for this room is £300 a month, which includes wired/ wireless internet (Broadband, approx 7mb), council tax, gas, electricity and water etc. within reason.
The house itself is fully centrally heated, and a washing machine, cooker and plenty of fridge/ cupboard space available in the kitchen. Storage for bicycles is either in the front room with mine, or in the shed out back.
Gas/ electrical safety certificates are available if you wish to see them.

Transport wise, the house is about 100m away from the 21/22 bus route, which provides a direct link into the city, as well as a slightly more indirect route to the University. (Either stay on the 21/22, or change to the 25/ 35 in the center for the quickest journey)
Free parking is available on the road directly outside, no permits etc. are required.

I'm a 28 year old bloke, and own the house- I've been living here for the past eight years. I generally work evenings & weekends in retail, and so can do viewings outside those times, or alternately Tuesday or Wednesday evenings.
I'm very quiet and easygoing, and my primary hobby is model railways, and there are a few bits and bobs of this nature around the house, and I suppose the other feature of note is that I have a Labrador. He's incredibly friendly, and will love you forever if you feed him! Pets of any description are welcome so long as they all get along.
The house is in a nice, quiet area with easy access to the city and the ring road.
