Good double, lovely central home+ cleaner +no fees

Hi everyone. I am looking to fill the 4th room which is a large double in a warm modern home, as we are losing one of the current tenants on the 10th September.

I am handing the property over to a letting agent very soon, rather than managing it myself, so if you sign up now you will have NO AGENT FEES of any kind - something future housemates will not be able to enjoy!

The property is extremely close to town, being a few minutes from the Chapelfield shopping centre, and has excellent walking/cycling/bus transport opportunities whilst maintaining plenty of peace and quiet. Access to all sorts of areas are very simple - for instance UEA and the Hospital are within easy reach also by bike/cycle/car.

NO PARKING will be available I am afraid, so it may suit those without cars - but personal parking bays can be rented from the council very easily locally for approximately 45 pcm, something I can help you arrange easily and quickly.

Hoping to find a 4th who can help to maintain a friendly, relaxed and hassle free environment for working young professionals (and perhaps postgraduate students). Current housemates are in their mid-late twenties and one early thirties and all very friendly.

Prices are inclusive of all bills (council tax, wireless internet, gas/elec/water), as well as the cost of a short cleaning service for the shared areas once every week (lounge, kitchen, hallways, bathrooms).

The property has real oak floors throughout and the lounge has good quality oak furniture.

The room comes with a matching wardrobe, chest of drawers and bedside table + wooden double bed, wall mounted full mirror and rooms are lockable. Beds come with a memory foam topper if you wish to use it.

Residents share a total of two large fridge freezers (ie 50% of one each), washing machine/dryer/dishwasher. There is a small low maintenance garden, with a good sized shed where a few Bikes can be stored securely.
