Room to rent in a student/professional houseshare

We have a furnished double room to rent in our house, free from the 1st August.

The house: Is right in the centre of town. It's set over four floors, with a kitchen, study (which you are able to share with one other person - but your own desk and shelves), and a utility room. On the second floor is a sitting room, bedroom, and small study (belonging to my flatmate). The bedroom for rent is on the third floor, next to a bathroom (shared with one other person). It is a spacious double, very light and airy, with a large chest of drawers, night stand, and a walk-in wardrobe. There is no desk, but you can use the one in your study downstairs.

The house is a new build, so there is no damp, leaks etc., and it heats very efficiently in the winter. There is a small garden. No parking available (although we have a visitor's permit for when friends visit).

The current flatmates: One film PhD student, one creative and critical writing PhD student, and one professional. Although we're students this isn't much of a party house, although we do have gatherings, dinners etc. We have a weekly cleaning rota and take it in turns to cook for each other once a week.

Who we are looking for: either a mature student, postgrad, or professional (although the latter will have to pay quite a lot of council tax). Preferably someone in their mid twenties - to early thirties (nobody older or younger is restricted, though), who's clean and tidy, considerate, and friendly.

Nitty Gritty: A deposit and a month's rent are payable in advance. Bills come to around £50 a month (tv licence, water, internet, gas and electric included). Council tax is a bit of a whopper - I estimate it to be around £80 per month, as it will be split between two people. If you are a student you won't be expected to pay it, of course.
