Due to the current Covid-19 situation, for the safety of our tenants, we are planning to only let the two bigger rooms this academic year. This will allow you the space to remain as safe as possible.

I do my best to offer a good and fair service to my tenants because, unfortunately, my own student daughters went through the unpleasant experience of dealing with unscrupulous landlords. My tenants contact me directly if there is something that needs sorting in the house - I do not use agents - and I sort it out as quickly as is possible. I want my tenants to be happy with both the house they live in, and me, their landlord. Please get in touch with any questions you might have about any of these rooms, or the house in general.

Viewing now, available 1st August for 20-21 academic year, is this three bedroomed house let on a 'Room only' basis. All rooms are newly decorated at the beginning of each tenancy with new carpet recently fitted. Furnished with bed, desk, wardrobe, chest of drawers/bedside cabinet.

Each room has its own lockable door.

Communal areas include good sized kitchen, living room, large conservatory, bathroom and gardens.

All the windows in the property are double glazed. And there is a combi boiler for the water and heating system which means there is always hot water on demand - so you don’t have to worry about your flatmates using all the hot water!

Bills included in the monthly rent, (on a fair usage basis) for electric, gas, water and Virgin Media, high speed wi-fi connectivity, so you don't have to worry about sorting bills, or getting a share from your other flatmates. We do ask that you use all utilities sensibly to keep costs reasonable and for the sake of the environment.

This house is conveniently located for UEA - 25 minutes slow walk time and 7 minutes cycle time according to Google maps. The bus for the city centre is on the main road just a couple of minutes walk away.

Tesco and Aldi local stores are approximately 10 minutes walk away.

Lockable bike shed located in the front garden.

EPC and current electric and gas safety certificate will be supplied. Smoke and carbon monoxide detectors situated throughout the house.
