Lovely room available to rent

I have a spare bedroom in my property which I am looking to rent out. The property is near local amenities and about 2 miles from Harrogate town centre. There are parking facilities outside the property. There is a regular bus and train service about a 20 minute walk from my house.

The room is a double room with a small double bed, a couple of bedside tables, a large sliding door wardrobe, and Sky mini box. I have recently redecorated the room. You would have use of the bedroom, the bathroom with electric shower and the kitchen. You would need to have your own towels and bedding etc.

I live alone and I enjoy my own space, however, I am sociable and enjoy a natter about the day. I am a young 61, and work locally 5 days a week. I am a smoker. I have very reliable, fast broadband. Everything is included in the rent apart from food, toiletries that kind of thing.

I am looking for someone kind, responsible, with a sense of humour and thoughtful to rent the room, preferably long term. Obviously, I don't mind a smoker, however, please do not apply if you are a heavy drinker.
The room is available from the 2nd August.

I will consider anybody, any sex, any race etc. I would require 2 references and payment in advance. If you think you would fit the bill, don't hesitate to contact me by phone or email and request a viewing. A non-refundable deposit would be required to secure the room.

Please understand that the room is currently occupied by a lodger who is leaving on 1 August, so viewers would have to take that into consideration.
