There is WIFI and off road parking available and has spectacular views over ripon and the vale of york the house has a large kitchen diner , cosy lounge with open fire and a utility room / cloakroom down stairs. Upstairs has x3 double bedrooms and shared bathroom. Then with large garden to the front and private patio / garden at the rear.
Looking for someone social would also be nice.

The price includes all utilities , the village has a shop , butchers , garage and mobile post office then with Ripon being 5 miles away , Harrogate 12 miles and Masham 6 miles for all other shops etc

I'm easy going and friendly land lord but cannot stand the smell of cigarette so non smokers only
