Spare Bedroom in 3 Bed house

I have a spare bedroom available for rent. The house has 3 bedrooms and the usual adornments.

The house has Wifi - meaning not to flooded by downloads / nightly streaming at night.

The gardern is paved at the back, so parking for a motorbike - my garage / workshop is full. The house has a driveway, that could accom 2 vehicles at push.

1 bathroom / toilet, kitchen and lounge diner.

In a quiet part of the town with good neighbours.

I live in the house, am a self employed professional and so will be in and out of my property daily.

Potential paying guests will require to be an approved profession, be clean, polite, honest and not default on payments. Note the room rent is a minimum of a week / or part there of.

Should be used to living with others. I would expect the right person on weekdays to be at work and be about at night and weekends.

No adult / children visits or unarranged visitors.

I am very easy going, but find rudeness and selfishness a problem. I can't have or tolerate smokers (at all) or drinkers (including in rooms)within the house. The right person would understand this mantra - "Treat others like you'd like to be treated yourself" and "Me Casa, Sous Casa".

I am a slowly refurbishing the house and gardens for potential sale in the long term. The house is clean and tidy, but needs new decor and modernisation to be the top product for sale.
