Nice and Quiet Double Room

I am a mature student at The University of York and live with my 15 years old son and 2 cats. We would like to have a flatmate to share the home with us and with our 2 very friendly cats. Our home and the room I'd like to rent is very spacious. The room is larger than an ordinary double room. We have a massive kitchen as a communal area. Our home is a really large 4 bedroom flat, so everyone has a good privacy definitely.

The home is just 25-30 minutes to York centre by foot and 10 minutes by bike or bus. Storage for bike is available in the building if it's needed. We need someone quiet and respectful who would contribute to keep the home clean and someone sensible and friendly with the cats. A separate toilet with a sink is available only for this room. No parties and smoking at the home.
