Lovely bedroom with a garden view to rent in Acomb (4 bedroom house with a garden and garage).

Council TAX + all bills included.

The room is newly decorated and furnished (double bed, cupboard, 2x chests of drawers, clothes stand with hangers).
Any additional requests, such as bedsheets, mirror, bin, laundry bin - available upon request.

The bathroom is adjacent to the bedroom, but to be shared with small children, so this is mainly for the use and maintenance of the Lodger.

Visitors accepted but within reason and agreed upon prior.

The kitchen is new and well equiped (2 ovens, gas hob, electric kettle, toaster, airfryer, cutlery, pots and pans, large fridge-freezer). Breakfast table for quick meals.
There's a toilet and utility room (with a washing machine/dryer) adjacent to the kitchen - also to be shared.
No time restriction with regards to cooking, as long as it's moderately quiet, clean and tidy.
There's an extra value to the kitchen: bean to cup coffee machine ;)

Nice size back garden can also be shared.
Plenty of space to park a car by the property.
Very limited space in the garage.

This is a family of 5 house and we are looking for a friendly addition to it. The person to live with us must accept small children (and some noise) around.
A sensible volume of noise is expected past 8pm when the children are going to sleep. Two eldest are present at the property only half the time.

Everybody living in the house is expected to keep it tidy and contribute to the standard chores, such as cleaning bathroom, kitchen, hallway, staircase. Leaving the common areas messy - not welcomed!
