We're excited to offer our cozy spare room starting from Sunday 18th January, located just off Piccadilly in the heart of York. Perfect for professionals, students, or anyone seeking a convenient city-centere base!

Key Highlights:

**Prime Location**: Steps away from York's vibrant city centre, with shops, cafes, and attractions right on your doorstep. Also super handy for the University of York – catch the U1 bus at one end of our street, or U2/U3 at the other for quick access.

**Room Details**
Comfortable and flexible space that we can set up as a single or double bed (your choice!). Strictly single occupancy for a peaceful stay. Fully furnished.

**Price**
£180 per week, **all bills included** (gas, electricity, water, council tax, and broadband) – no hidden extras!

**Payment Terms**
We ask for 8 weeks' rent in advance (£1,440 total). This covers your first 4 weeks upfront and secures your last 4 weeks, so your next payment isn't due until 4 weeks after move-in. Flexible ongoing payments: weekly or every 4 weeks – whatever suits you best.

**Split Payment Option**
Pay £720 to reserve the room, and the remaining £720 the day before you move-in for added convenience.

**Notice Period**
Simply give us 4 weeks' notice when you're ready to leave, and we'll apply your advance payment toward those final weeks.

**Shared Living**
You'll be joining us – a friendly, hard-working married couple in our 50s who work long hours. We value a clean, respectful home and aim for a relaxed, low-key atmosphere. Shared kitchen, bathroom, and living areas.

This setup is ideal for someone looking to stay for a minimum of 8 weeks, reliable and considerate who appreciates a quiet, central spot without the hassle of bills.
