Double room with en-suite on private floor

We're a married couple with an 18-month-old daughter, 2 cats, and 1 rabbit. We are hoping to find a friendly individual to lodge with us, that enjoys and respects the life of a young family.

Our house is on a quiet cul-de-sac in walking distance from the University of York and town, and close to Heworth village. We offer a furnished, double room with en-suite on the top floor of our house. The room comes equipped with sheets, duvet, pillows, blankets and towels, as well as hair dryer, telly, microwave, mini-fridge and kettle. You are also welcome to our crockery, cutlery, spices, and cleaning materials. A monthly clean conducted by an external cleaner is included in the price of rent, as are all bills.

We ask for a minimum stay of 3 months (probationary period: 1 month) and maximum stay of 1 year, with the potential of extending the stay.

Prior to accepting a new lodger, we expect a viewing and interview, a character reference, and a full-DBS check (we are happy to cover the cost of this if you expect to receive evidence of a clear record).

Other information/expectations:
- Not a foodie? We are happy to provide a few dinners for you every week, for a pre-agreed price.
- Please keep noise to a minimum after 8 pm, when our daughter goes to sleep.
- Please do not bring strangers home - this is a home with a young child.
- Any visitors should not stay more than 2 nights, unless a longer period has been discussed and agreed upon. Please let us know in advance if you are planning on having visitors to the home and please keep these to close family and friends.
