The property:

The room is independent and separate from the main property, so you will have complete privacy and independence. It has its own private access from the central enclosed yard. I occupy the main property. The property is detached, accessed from a high gate with CCTV.

Easy river access and 15 minutes walk from the city centre. Conveniently located also for the University. Sainsbury’s just around the corner, as well as local coffee shops, pubs, etc.

No use of the main property, however you are free to use the external yard, including seating, bbq, etc. The yard can also be used for bike storage.

It’s a double room, with en-suite including walk-in shower.
Large floor to ceiling sliding door in the bedroom with plenty of light, and floor to ceiling window in the en-suite. Both on a south elevation.
Wooden floor in the bedroom area and hard floor in the en-suite; underfloor heating throughout.
Ventilation system both in the room and in the en-suite.
Fibre broadband is in place, available both through Wi-Fi and Ethernet.

It is currently part furnished, with a full wall modular wardrobe / desk area. A small kitchenette area is also included, with induction hob, microwave, and fridge-freezer. No washing machine.

Use of on street parking (residents permit), or private off street parking, can also be agreed.

All bills are included with the price.

The tenant:

I’m looking for someone on a short/medium term basis. Ideally a professional looking for a temporary, private, high-spec pied-à-terre, a postgraduate student, or someone in York only Monday to Friday. However, other situations can be equally considered.
