Room available from mid-July in a bright, fully furnished 4 bed shared house, convenient for York University, in the popular, reputable, location of Fulford. Fulford Road (YO10) close to campus and all amenities, transport, various shops and services, riverside cycle tracks and walks into town.

Contract is for 12 months, but may be renewed annually. Past tenants have been very pleased both with the house and with the landlord, who is prompt to respond to any problems or concerns.

The room available is clean, bright and light, with a bay window, Patio door, cream curtains and overlooking the rear well maintained large garden, for your use. The gardens are maintained by landlord. You are welcome to potter, pick and clip should you wish! There are gardens to both front and rear with outdoor furniture stored in a garage for tenants' use on fine days.

The room has chest of drawers, desk/chair and wardrobe in addition to other furniture.

The house is well insulated, with modern heating and controls, and is double glazed and well maintained throughout. The clean white bathroom contains bath, large washbasin and mirror together with a shower and is fully tiled. There is a separate WC. 

The kitchen has oven, hob, fridge/freezer and washing machine, and ample quantities of utensils, saucepans, cutlery and crockery, etc.

Up to date gas and electrical safety certificates, and - an excellent C-rated (EPC) - Energy Performance Certificate are available (copies are held in the house). There are interlinked smoke alarms, heat detection and a carbon monoxide detector, installed for your safety and wellbeing.

Off-street parking (a bonus) for cars and security light.

There is a security deposit of £450 (protected under an approved scheme as required by law); and rent is payable four-monthly/termly in advance. All bills (including council tax, water, gas, electricity, TV and broadband) are shared between housemates. Council Tax band C.
