Large bright double room with private lounge area

Hi all, Id like to tell you about a room available at my house for a relaxed, friendly and fairly quiet house mate. Its in a lovely quiet area in dringhouses York. The house will have me (live in landlord) and max 2 lodgers in the large 4 bed house. I am trying to create a harmonious enjoyable atmosphere where people are considerate of other housemates in a lovely larger than average house that everyone calls home. I'm not into lots of Drama. I am looking for more long term, easy going, housemates. I am a sociable 48yo engineer, very outdoorsy and well travelled. The room available is one super large room ( 2 double bedrooms I have made into 1) with open views, private lounge area and desk / storage wardrobe area. There is a shared bathroom but only between me and you which has a great powerful hot shower. The other housemate has his own bathroom. I have travelled extensively and lived in many houseshares around the world so I know what works well and I enjoy it. It's is a sociable but fairly quiet house with 2 professional people living in. Please don't apply if you like load music and tv ( obviously normal vol levels are fine). Strictly the room is only for 1 person with no couples. It's a shared house so I would say for everyones sanity quiet after 11.30 especially mid week and no overnight stays of your partner There's a Large kitchen / diner with range cooker and patio doors the the garden great for summer. This is the main through hub of the house with plenty of work space for several people to cook together if required and a shared living room for movies a few drinks etc. A large garden area to the rear with trees, cover and outside dining areas. Parking is on the street but in a quiet secure area and no housing opposite so not much competition for space. We love a laugh and social over a beer or two or cook up.
