The landlord has chosen to have a maximum of only 4 students occupying this lovely property. So accommodation is generous and comfortable for each of the occupiers.

The newly decorated rooms all have very comfortable beds (and headboards), new curtains, chest of drawers, bedside table, desk/chair and wardrobes in addition to other furniture eg sofa.

There is a communal room, with table, chairs and other furniture. There is also a double glazed bay with a patio door giving access to the rear paved area and garden.

The house is well insulated, with modern heating and controls, double glazed throughout, carpeted for warmth and freshly decorated.

There is a newly installed boiler and the property boasts a superb Energy Performance Certificate (EPC) graded C.

The bathroom is sunny having a window facing south. It is a clean and uncluttered space, with a bath, large washbasin (and huge) mirror.
There is a shower and the entire room is fully tiled in white. There is a separate WC with hand basin.

The kitchen has: oven, hob and efficient extractor to outside. Fridge and additional fridge/freezer, washing machine, and all the usual appliances with ample quantities of utensils, saucepans, cutlery and crockery, etc.

Up to date gas and electrical safety certificates, are available, with copies held in the house. There are working smoke alarms and carbon monoxide detectors. Council tax Band C.

Off-street PARKING for several cars; and security light.

All bills (including water, gas, electricity, TV and broadband) are shared between housemates. This compares very favorably with a "bills all inclusive" student rental.

Over the years the landlord has had many students of different nationalities enjoy their stay; and, being an Oxford alumnus, is no stranger himself to university life.
