Location
The house is less than half a mile from the University of York's main campus and about the same distance from Heslington East campus. There is a bus stop less than 100 metres away on Hull Road which is served by the number 10 bus. This is a regular bus service that stops in York city centre (about 1.5 miles away) and at York Railway Station.
Room
A furnished double room with a floor area of approximately 12.6 square metres.
It contains a double size bed, two chests of drawers, a wardrobe, a bookcase, a bedside cabinet, a desk with adjustable office chair, a comfortable chair, a desk lamp and a bedside light. There is also a satellite TV connection point.
The room has a sturdy 30 minute Fire Door fitted with a five lever Yale lock.
House
The house has a large conservatory, an enclosed back garden, a greenhouse, a shed and a communal barbecue. It has gas central heating and a modern kitchen with a gas cooker/oven. (Far cheaper to run than their electric counterparts.)
There are two refrigerators and a large cabinet freezer for communal use. It has a utility room (containing a washing machine and a tumble dryer), a bathroom and a separate WC room with a washbasin.
Parking
There is available off-street parking for three cars and a secure sheltered storage area for up to 5 bicycles.
Housemates and a pet cat
You will be sharing the house with male PhD students and a postdoctoral research associate. We also have a Maine Coon cat (which lives in a different part of the house and cannot access the kitchen, bedrooms, bathrooms or toilets).
Utilities bills
The rent of £340 per calendar month includes the cost of the fibre-optic broadband internet (500 Mbps), water, sewerage and TV license.
However, gas and electricity charges are extra and they vary depending on the time of year and the different needs of individuals. This last year their combined cost was a minimum of around £30 per month/per person (in summer) and a maximum of around £60 per month/per person (in winter).
Therefore, I would expect the total cost to be around a minimum of £370 and a maximum of £400.
Council Tax
If you are not a full-time student you will be liable to pay a share of 25% of the Council Tax (Band C) while living in the room. (If you are a full-time student then I will need a Council Tax Exemption Certificate from you near the beginning of your stay.)
Security Deposit
The security deposit is £340 (one month's rent is standard).
HMO (House in Multiple Occupation) legal requirements - satisfied
- A HMO license has been issued by City of York Council for the property.
- It complies with all the Fire Authority regulations for a HMO and fire alarm/extinguisher inspections are done every year (as required by law).
- Gas Safety, Electrical Safety and PAT (Portable Appliance Test) certificates have been obtained for the property.
