Double sized room in delightful Copmanthope

We’re a kind and welcoming family, we live in a quiet cul-de-sac and we occasionally look after friends’ dogs. We have often rented out our spare room. We enjoy decent home cooked food, we enjoy catching up with each other, and we’re also often out doing sports or other activities each evening and for some or all of the weekends!

I’m Mum (49) with my 2 (well behaved!) boys, aged 15 and 17. I work part time as a children and youth worker, as well as invigilating exams. My sons are studying for their GCSEs and A-levels as well as running and playing lots of cricket.

The bedroom contains 3 (Ikea pax) wardrobes, bedside table, book case, desk + chair and overlooks the garden. The bathroom is next door (bath with shower, toilet, sink and heated towel rail.)
Currently, the bedroom has a single bed in, but I would happily provide a double bed (and put a smaller desk in, or take it out, whatever you would prefer).

We have lots of space downstairs to share, including a large lounge/dinner, a second 'reception' room with office/study space and storage, and a downstairs WC. In the big kitchen/dinner you would have use of the 2nd fridge/freezer as well as cupboard space.

The garden also has a patio with garden furniture. There is a locked garage (eg bike storage) and a drive for off street parking of up to 4 cars. (We have 1 car.)

Copmanthorpe has good amenities and commuter links / public transport into York (and Leeds). Our village has a Co-op, pub, take-aways, weekly pop-up butchers and green grocers, hairdresser, Post Office, doctors surgery, library, pharmacy, dentist and independent coffee shops which are reached with just a 5 min walk.
The large Tescos is 9 mins by car and 12 mins by bike
Bus into York - train station: No. 13 or Coastliner are 33 mins (door to ‘door’)
