Downstairs annexe with access to kitchen/garden

It's a quiet neighbourhood near the University, near shops and bus-stops. You would have access to your own shower/toilet and share the (large)kitchen and (large)garden with me (sometimes) and my son. We usually only cook vegetarian but are not purists, and we sometimes smoke but only outdoors. We sometimes have people to visit/stay but rarely have wild parties. There's broadband access but we don't have a TV.
It's probably not best suited to someone who wants to share with a houseful of young singles, nor to someone who wants to be mothered...
