Double en suite room for rent in quiet road

Hello, we have a bright double en suite room for rent within our home on a quiet residential road in Holgate, York. The house is a family home with two children (12 and 14 years old) who live there 2-3 nights a week. The rest of the time it is just myself (Justin) living there and my girlfriend comes and stays sometimes. As there are children in the house some of the time, any tenant will need to be considerate of their need for quiet at their bedtimes, so this house wouldn't really suit a party animal. Of course, we will do our best to respect your right to privacy and reasonable noise levels too. That said, it is important to know that my teenage children are sometimes noisy! Ideally we are looking for someone who will usually be at home and quiet during the nighttime rather than coming in late.

The room is furnished with a superking size bed, triple wardrobe, drawers, and a desk/ seat if required.. The room would suit a mature student or a professional.

The house is well maintained and comfortable to live in with and has a relaxed atmosphere. It is within walking/cycling distance of central York. There are two frequent bus routes nearby serving central York and other areas. There is also storage space for a bike if necessary. The house is a stones throw from hob moor nature reserve and supermarkets are nearest in Acomb with other more local shops closer to the house within walking distance.
