Hi,

Would you be interested in my property? We are a mature household, looking for a mature person to share.

My house is a 19th century converted granary with oak beams and plenty of space. Its also ecologically sound with solar panels and air sourced heating.

The room which is available is large (4 metres in each direction) and has recently been refurbished in a traditional style. The bedroom as an en-suite. It has a large double glazed window, a double radiator (run by air sourced central heating) and a recently fitted carpet. It is furnished in pine with a triple wardrobe, dressing table/desk and drawers, tall boy, bedside cabinet want divan with 4 drawers under. It has a multi-armed ceiling light in black. It is able to receive the signal from the house wireless broadband. The price for single occupancy for this room is £500 pcm including all bills.

The en-suite has recently being refurbished. It is tiled throughout and contains a shower cubicle and toilet in contemporary style, there is also a washbasin in the room. There is another toilet and hand basin downstairs.

The kitchen/utility area covers two large rooms and provides tons of space; each occupant has their own fridge/freezer and storage cupboard! The kitchen also contains a shared microwave/grill, gas hob, halogen oven, Actifry, electric oven, rice steamer, dishwasher and a large dining table and chairs. Kitchen utensils and equipment are also shared.

In the utility area there is a washing machine and separate tumble dryer. There is also traditional Victorian pulley airer and an undercover washing line outside if you like that fresh air smell!

There is a large, traditional shared lounge with television with Freeview.

The garden is amazing with plenty of room for socializing (and sleeping in the sun when the weather allows it!).

I usually only let out 2 rooms at a time. The other bedroom is currently occupied by Jim. I am a maths tutor old enough to remember the Beatles. The only other occupants are my cats; George, Mildred and Marigold who tend to keep themselves to themselves.

Due to its unusual location, and the beautiful walled garden, it has the feel of an island whilst being close to all the amenities of this thriving rural village (chemists, post office, library, doctors, 3 take-aways, a restaurant, 2 hairdressers, pub, Co-Op etc etc). I have off road parking for 3 cars, which is very secure due to the location.

It is only 3 miles as the crow flies to York Minster and the drive to Leeds couldn't be easier. Copmanthorpe is ideally placed for commuting up or down the A1237, A64, A1, M62, etc. The bus routes go directly to York, Monks Cross, Leeds and Scarborough with no changes necessary. It is less than a mile to Askham Bryan Agricultural College, less than 2 miles to the Law College and about 4 miles to York University.
