En-suite double in family orientated household

I have a master ensuite double bedroom to rent in the dorma of my 3 storey house. The dorma was only built 2 years ago and is fully furnished including TV and Virgin Media. The bathroom includes a jacuzzi bath and an electric shower. The dorma is currently my bedroom (I will move into the double bedroom on the first floor), ceiling height is 5'11", but it does have a Juliet balcony.
On the ground floor is a living room/dining room, conservatory, kitchen (new 2 years ago), utility room with washer and tumble-dryer. There is plenty of off-road parking if you have a car. The bus stop around the corner offers a frequent service to York University, en-route is the hospital, College of Ripon and York St John and the town centre.
The rent includes gas, electricity, council tax, WiFi and Virgin Media. It doesn't include food.
I work from home in my office on the first floor. I have my 13 year old son for 1/2 of the week but he spends most of his time in his bedroom with his headphones on. I also have a lovely black and white Springer Spaniel who is quiet and well behaved, all he wants is people to cuddle him :-)
The reason that I am looking for a short-term let is that I spent all my money last year on a new kitchen, new carpets, complete re-decoration, new bathroom suite and extended in the attic to create a master ensuite. I used to travel to different countries in Asia, including volunteering teaching English, I would like to save the rent to allow me to do this again in 2018.
There is an option of me keeping the ensuite as my room and renting out the standard double bedroom on the first floor, however the bathroom will be shared with my 13 year old son for half of the week. If this is your preferred option then I would be looking for £400pcm.
