Double room for rent in family home

I have a large double ground floor room to rent to the right person in our family home.
The property is situated close to Corby town centre close to the boating lake.
Photos are of the room that will be turned into a bedroom soon. This will be the space being rented out. I just need to move the rooms around as work is being done on the house and is due to be completed mid December.

It is myself who works in the NHS and my son who is a student who currently live here. We have 2 small dogs (in pics), and one cat who are friendly.
We are neuro-divergent and have a fairly quiet lifestyle.

The person would have sole use of a toilet room. But the main bathroom is shared. Kitchen and living space is shared. Garden is available with a shed.

Room will have own fridge/freezer, bed with mattress, cupboard, drawers, wardrobe, desk and chair, included is a large (50inch?) wall mounted TV including Netflix.

We do not discriminate and are LGBTQ+ friendly.
We would prefer someone who is also a working professional. Ideally a person who is mostly substance free though.

Washing machine, air fryer, kettle and toaster all shared.
