Double room for rent in family home

I have a large double ground floor room to rent to the right person in our family home.
The property is situated on Beanfield, close to Corby town centre, Willowbrook health centre and the boating lake.
Photos are of the room that will be turned into a bedroom soon. This will be the space being rented out. I just need to move the rooms around as work was being done on the house and is completed just being painted.

It is myself who works in the NHS and my son who is a student who currently live here. We have 2 small dogs (in pics), and one cat who are friendly.
We are neuro-divergent and have a fairly quiet lifestyle.

The person would have sole use of a toilet room. But the main bathroom (upstairs) is shared. Kitchen and living room and garden is shared.

Room will have bed with mattress, cupboard, drawers, wardrobe, desk and chair, included is a large (50inch?) wall mounted TV including Netflix.

We do not discriminate and are neurodiverse and LGBTQ+ friendly.
We would prefer someone who is also a working professional or retired person would be considered. Person with light care needs may be considered but would incur extra costs - to be discussed and agreed.
Discount can be offered to those who are part time lodgers.

Non smoking/drinking household and Ideally a person who is substance free.

Washing machine, fridge freezer, kettle, toaster and oven all shared. Own air fryer can be provided.
