1 Bedroom avalible in spacious house

I have one double bedroom to rent in a fully furnished house, all bills are included and I have boadband access as well as sky tv. The property has room to park and a large garden. I have specified a non smoker although if they smoke outside I am willing to be ok with this. I have a dog who lives with me. I would require some form of reference and small deposit due to problems with a past tennant. The house itself has been mostly redecorated with new flooring. The room itself consits of laminated floor, 1 double bed and a wardrobe.
