The room would suit someone who doesn't mind a bit of DIY and sorting things out if im away. (leaking taps, etc) I wont be on hand to sort out dramas.

I am in the army until June, so between now and then the flat will be pretty empty, I will come and go.
once June comes the house will be having a lot of work done on it,
new bathroom, kitchen, floors etc.

all bills included, currently no internet, but there will be in June.

£350 per month in advance
£350 rent deposit up front

so all in all £700 up front and you can move in this weekend,
