Considering a room rental

I’m considering renting out my spare room, I am a single female occupant, working professional. there is a dog within the property but it is not expected that you take any responsibility for her, she does not bark but requires the Hoover to be ran more frequently 😂
The property is non smoking.
I am looking to rent to another clean, quiet working professional with no pets.
I appreciate my own space and I work shifts so this has to be considered that I will be sleeping/ coming and going at unusual times.
I will not rent to a couple.
The room comes with a couple bed, shelves, open wardrobe and chest of drawers. There is shared bathroom/ living room/ kitchen.
On street parking but it is never normally an issue to find somewhere. South facing garden is lovely in the summer and neighbours are lovely.
