I have a 15 year old cat who may want to come in the room! Also loves company so if you are a cat lover and this wouldn't bother you - and bonus, you'd be happy to help give him meds if needed or just feed him if I'm stuck getting home late - then by ALL means get in touch :) Please note available from date (January 2025) as room (and whole house) is currently being renovated.

3. Maximum 3 month let agreed in advance, but can be reviewed and extended to 6 months if going well
4. No home workers please (I work from home and need quiet during the day)
Double room, furnished with small double bed and mattress (with mattress and pillow protectors), bedside table, lamp and a built in wardrobe, with extra shelf space in boiler cupboard. Large desk and chair directly in front of window, overlooking the garden.
Modern kitchen and large bathroom with shower and bath. Due to recent utility costs sky rocketing its worth noting I wouldn't be keen on renting to someone who likes long deep baths every day, or anyone that insists on two showers a day (yes, I've had someone that did that!). Street parking available, 10 minute walk to town center and also the train station (or a 2 minute drive) with direct line to London. Large garden with outdoor seating.
You can use anything you like in the kitchen (all plates, cutlery etc. including air fryer, oven, microwave) and cook anything within reason 😁 e. g. I had a tenant once who only cooked very strong smelling food (it permeated into the whole house, made all the laundry smell etc. so we had to end the tenancy early).
Busy street but there is always somewhere available to park outside/close by the house. Mini supermarket across the road very handy, Tesco Express/Co-op 5 minutes walk.
Wireless broadband available throughout house from Virgin Media (who also provide cable tv... which you are welcome to use and watch if I'm not home and on the sofa already!)
I work from home (so need relative quiet during the day, hence no fellow home workers, sorry) and am looking for a professional person with at least 1 reference. Must be a complete non smoker and clean and tidy as I am very house-proud and keep a nice home.
I've been told I'm a good landlady and am still in touch with many former tenants.
4 weeks rent in advance and 4 weeks deposit required. Tenancy agreement provided.
Note: due to recent let downs (i. e. people have said they want the room but can't move in for 1 month then don't show up), one weeks non-returnable deposit will be required at time of tenancy agreement signature if moving in date is more than two weeks in the future. Thanks.
Please note again: I don't rent to couples or accept people who need to bring pets with them as my cat would not get on with other cats/dogs. If you are interested in the room please make sure you have a COMPLETED profile - or if not - please send a message with some more information about yourself as I like to know a bit of background before arranging any viewings. This saves wasting your time and mine if your situation or my room is probably not going to be suitable.

In the past people have usually stayed for 6-12 months which has been been ideal for me (as with anyone, who knows where we might be a year from now) but given rising costs in utilities I would prefer shorter term tenants these days. So if you are looking for something really long term its unlikely I would be able to commit to that, thanks.
