**please read and note before messaging**

MARCH 2024: one of my cats is almost 20 and not in the best health so is a little noisy at the moment :) Because of this I'm putting viewings on hold. However! If you are a massive cat lover and this wouldn't bother you - and bonus, you'd be happy to help give her meds if I'm stuck getting home late - then by ALL means get in touch :) :)

1. I ONLY LET THE ROOM TO FEMALE TENANTS (no couples, no pets, no children)

3. Maximum 3 month let agreed in advance, but can be reviewed and extended to 6 months if going well
4. No home workers please (I work from home and need quiet during the day)

Double room, furnished with small double bed and mattress (with mattress and pillow protectors), bedside table, lamp and two built in wardrobes. Large desk with ergonomic office chair recently added directly in front of window.

Modern kitchen and large bathroom with shower and bath. Street parking available, 10 minute walk to town center. 5 minutes from train station with direct line to London. Large garden with outdoor seating.

You can use anything you like in the kitchen (all plates, cutlery etc, including air fryer, oven, microwave) and cook anything within reason 😁 I had a tenant once who only cooked very strong smelling food (it permeated into the whole house, made all the laundry smell etc, so we had to end the tenancy early).

I have pets: 2 cats (who are used to having the run of the house so will come in if your door is open!) so animal lovers essential.

My house is really close to the train station (2 min drive/7 min walk) and there is always somewhere available to park outside/close by the house. Mini supermarket across the road very handy, Tesco Express/Co-op 5 minutes walk.

There is the option to have a Virgin cable box in the room (so you can watch what you like even if I'm watching something else downstairs but this would payable monthly as an extra by you i. e. I have bought the box but there's a monthly charge). Wireless broadband available throughout house.

I work from home (so need relative quiet during the day, so no fellow home workers, sorry) and am looking for a professional person with at least 1 reference. Must be a complete non smoker and clean and tidy as I am very house-proud and keep a nice home.

I've been told I'm a good landlady and am still in touch with many former tenants.

4 weeks rent in advance and 4 weeks deposit required. Tenancy agreement provided.

Note: due to recent let downs (i. e. people have said they want the room but can't move in for 1 month then don't show up), one weeks non-returnable deposit will be required at time of tenancy agreement signature if moving in date is more than two weeks in the future. Thanks.

Please note: I don't rent to couples or accept people who need to bring pets with them as my cats do not get on with other cats/dogs. If you are interested in the room please make sure you have a COMPLETED profile - or if not - please send a message with some more information about yourself as I like to know a bit of background before arranging any viewings. This saves wasting your time and mine if your situation or my room is probably not going to be suitable.

Short term agreement is available. In the past people have usually stayed for 6-12 months which has been been ideal for me (as with anyone, who knows where we might be a year from now) but given rising costs in utilities I would prefer shorter term tenants these days. So if you are looking for something really long term its unlikely I would be able to commit to that, thanks.
