A large double room in a newly renovated house is available now!

It's a semi-detached bungalow that has had a loft conversion, so hence now has an upstairs.

The whole house was completely renovated last year, so everything is brand new - the floors, kitchen, lounge, furniture, bathrooms etc. It has a large garden with furniture, too.

The kitchen is brand new, and comes with all the applicances you might need - dishwasher, washing machine, large fridge/freezer, double oven, tumble dryer and a gas hob. Plates, cutlery, pots and pans etc are all there and can be used communally too - it really is up to you whether you want to bring your own.

Parking - we have an off-road driveway with dropped kerb which can hold 2 cars. I have one car on it, so the other space can be shared between you and the other lodger. There is plenty of space on the road too - it would be very unusual if you couldn't park immediately ourside the house on thre kerb, so you wont be walking far to get to the house.

The available room is bedroom 2 on the floorplan - it comes with a large wardrobe, large chest of drawers, a desk and full double bed. All of the furniture in the room (Including the mattress) was brand new only a year ago, and is all still in perfect condition.

The house is in a very quiet area, and we are very quiet too. It would be perfect for a professional who is working quite a bit and values sleep, or a Student who isnt necessarily interested in the student-life.

I own the house, and work full-time. This is usually from home, but that does depend on the time of year. I am always happy to talk and be sociable, but of course will respect your space and boundaries, too.

The other lodger in the house is on a placement year from Loughborough University. He's a really nice guy - I'm sure you would get along with both of us. He works pretty long hours.

We are both pretty tidy and clean up after ourselves, and both very easy-going so will get along with anyone.

The floorplan shows detail of the house - I have an ensuite, and then there is a main bathroom upstairs and a toilet downstairs which would be shared between you and the other lodger in the house. This should hopefully give a little peace of mind that you will always be able to use the facilities if you need to!!

We have a communal lounge too, which has a large sofa and table and chairs, along with a 49" 4k TV - perfect for Xbox of films etc.

If storage is a big concern then we have a huge cupboard upstairs - again, let me know and I can send you photos of it so you can get an idea of whether it is big enough. For context, it is the whole width of the house and fairly deep - and pretty empty at the moment so could have a fair amount put in there if you needed to.

All bills are included in the rent - gas, water and electric as well as Council Tax and broadband. The broadband is fibre, so you should get decent speeds and your bedroom is right next to the WiFi, so you should get decent signal too.

As I have mentioned, this would be perfect for anyone but ideally someone who is looking for somewhere that's a little bit more quiet, and has the advantage of having parking, too.

We are within walking distance of the town centre, and there are bus stops nearby but of course have a look on Google Maps to see whether the location would suit you.
