* Please note that the existing housemates are all female medical professionals, and therefore they would prefer their new housemate to also be female and working within the same industry *.

A lovely fully furnished room in a Victorian house with a homely feel which has been refurbished to a very high standard. The house is approximately five minutes walk from the General Hospital, and a similar amount of time to the top of the town centre. The room is fully furnished to a high order, and includes a wooden bed, mattress, bedside table & lamp, work/study desk with office chair & study lamp, double wardrobe with additional drawers, book case and small coffee/TV table. The room has three double plug sockets, TV point, wall mounted mirror, radiator (with adjustable thermostat),and double glazed window with vertical blinds and black out curtains.

The rental fee of £145. oo per week (the equivalent to £625. oo per calendar month) includes all bills (gas, electric, water, council tax, broadband and Virgin media TV package in the communal living area), unless the Tenant owns their own television, in which case the Tenant will need to have their own TV license for their room.

* Fully equipped kitchen with oven and hob, 2 fridges, dishwasher, washing machine, tumble dryer, microwave and all kitchen cutlery and utensils.
* Communal living/dining area with leather corner sofa, dining area with table and chairs, satellite TV package and old feature fireplace.
* Bathroom 1, with complete floor and wall tiling, shower, wc, wash basin, radiator and heated towel rail.
* Bathroom 2, with complete floor and wall tiling, bath with shower attachment, separate shower cubicle, wc, wash basin, radiator and heated towel rail.
* Fully enclosed private rear garden laid to decking and patio, and outside wc.
* Extensive double cellar space, with tall fridge freezer unit, additional freezer, exercise rowing machine, and storage space available for all Tenants.
* Fully integrated smoke alarm system, fire extinguishers and fire doors throughout the property.

As landlords we have solely catered for Tenants within the medical profession (i. e. hospital staff), therefore with the existing Tenants in mind there is the understandable preference for any new Tenant to be female and also working within the same profession. Also, with the existing Tenants' interests at heart this is strictly a property for non-smokers.
