Hi,
I have a double room to rent in a large and spacious Victorian house in central Rushden. I am no Facetube or Instabook expert, hence the video attached is below the expected professional level seen on social media.
The bedroom has a single wooden bed (vintage), brand new mattress (firm @ £250), bedding, brand new fitted wardrobes (£2k), brand new carpet (£350), brand new radiator (£200), brand new night and day blinds (£130), brand new sockets (one with USB port), and has also been repainted. The room asks for nothing.
A female would be preferred to keep the balance right, but a bloke is no deal breaker.
The layout of the house is as follows:
Ground floor: entrance hall, living room, dining room, kitchen, utility, downstairs bathroom.
First floor: bedroom 1 (for rent), bedroom 2 (middle-aged super quiet gent), upstairs bathroom (for lodgers), and bedroom 1 (young married couple). There is also converted loft, which is my kingdom.
There is a big back garden with paved section, lawn, and vegetable patches. Also, the property has a separate lockable alleyway which could be ideal if you're a keen biker/cyclist.
The house is located in a very central Rushden location:
1. Asda Superstore 5 minutes’ walk.
2. High Street 2 minutes’ walk.
3. Post Office (and collection facility if you order a lot and miss deliveries) 2 minutes’ walk.
4. Tesco (open 7am-11pm every day) 5 minutes’ walk.
5. 24/7 gym – Anytime Fitness 5 minutes’ walk; Corpus Gym 30 seconds' walk down the street.
6. Health Centre 3 minutes’ walk.
7. Swimming pool 2 minutes’ walk.
8. Bus stops nearby.
9. Plenty of takeaways a stone's throw from the property.
10. Very good links to other towns (A6/A45/A14).
11. Rushden Lakes - 5 minutes' bike ride or 25 minutes' walk.
All this might appeal to you if you want to reduce your carbon footprint; it does to me, as I tend to walk everywhere if it's a weekend in rather than away.
The bathroom upstairs is pretty much to the current lodgers' use, as I use the downstairs one; when we have full house, there will be a split to make sure there is no congestion. Pretty much everything in the house is shared, apart from the living room.
All the white goods are both in the kitchen and utility room. There is Virgin Media broadband with guaranteed 150 MB speed; two years ago I also invested £400 in Wi-Fi extender to make sure all corners are covered - the speed in the advertised room is highly reliable! As per advert, all the bills are included (I also buy things such as toilet paper and washing up liquid, so that you don't need to worry about these at all). You'd be paying £500 pcm - no chance to rent the room with no deposit. I am however open to Monday-Friday arrangements - if this is the case, rent will be £400.
Viewings can be organised in the evenings on weekdays, and pretty much any time at weekends. The rule is always the same to avoid me wasting time: you get the location details 30 mins before arriving - if you don’t answer your phone when time is due, we don’t get to meet and I’m looking for a different lodger and and you’re exploring other rental options.
The bad bits:
There is no allocated parking space. However, I've been here for 9 years now and have never had any parking problems. You park on the street on the 'first come, first served' basis, use Moor Road (6pm until 9am), or Duck Street car park (86 spaces) - seconds' walk from the property.
About me: Simple sir, but enjoy a good conversation. I work a lot at a local secondary school and deal with 1700 students and 100+ staff on a daily basis; hence, I do return brain-dead some days and need peace and quiet.
I am direct and don’t exercise political correctness too much. This is my house and I am in charge. If you think you are house-trained, I may surprise you, so do make sure you are able to treat the property with respect and understand the rules of a shared house and that as a lodger you are classed as an excluded occupier.
I am keen on recycling and being as eco as poss (why not if there's a chance to do so?). I like open-minded people who enjoy conversing, are down-to-earth and, when need be, appreciate others' need for privacy.
It's a reasonably quiet and very respectful house, and I intend to keep it this way. We all work hard and prefer to find peace and quiet upon returning home. As a lodger, your main duty is to keep your bedroom clean and make sure you are considerate of everyone else in the house. I am in charge of cleaning all shared spaces in the house.
You - the prospective lodger. You'll be intelligent, considerate, communicative, friendly, resourceful and a pleasant human being to be/live around. Being house-trained, rather than saying you are, is a must; being able to use a toilet brush is a bonus! Basic life skills is what I am asking for. The only chore you'll have is hoovering your own bedroom once a week. As per ad details, employment and references required. Categorically no smokers/vapers, regardless of outside smoking/vaping assurances.
I’ve lived in more than 15 shared accommodations, so I know a thing or two about being a lodger and a landlord, too (been one for 8 years). Hence, I’d rather wait for the right person than rent it out to the first individual that approaches me and offers the rent and deposit.
