Housemates are warmly welcomed to share / self-cater at this charming, relaxing Cottage.
It is a delightful terraced Countryside Cottage (200+ years old) with a traditional front lawn garden and rear gravel garden, which are great for entertaining on sunny mornings/star- gazing evenings throughout the year.
Housemates can enjoy small barbeques/outdoor space with garden furniture, double egg chair, dining area, fire pit and solar lights. You may see or hear our resident Barn and Tawny Owls, or a couple of bats.
This Home is perfect for a professional or person relocating to the area or under a contract. However we cannot accommodate any Rooms being used for excessive Storage facilities. The Cottage is already fully furnished.
There is ample off-road parking with considerate use*. A secure Garage is available, by separate agreement. Space for outdoor clothing storage / a bike can be used. It is a fully alarmed, safe and secure, happy home. The neighbouring security camera on the shared access entrance lane is beneficial.
This is a household for working Professionals, not partygoers or students seeking adventure, or gaming 24/7 (apologies). The Cottage has a tranquil atmosphere hence why it works for Professionals who may work unsociable hours, or need extra rest or green space to relax.
We access from behind the Cottage, some great fields for Woodland walks and views of Cheviot / Moors, also seen from our upstairs Library/dining room. The upstairs Bedrooms face due South looking across the pony paddock, Church spire, and the Sea horizon including a view of Coquet Island.
The Cottage is less than 300 metres from the bus stop(s) to Alnwick / Berwick / Newcastle, where the nightlife is admittedly better; but here is a great sanctuary after work. Bus accessibility in the area for commuting/sight-seeing is very good. It is also c. 2 miles to train links on East Coast main line (25 mins Newcastle/50 mins Edinburgh/3.5 hours London), and the very gorgeous beaches around Alnmouth/Amble Harbour.
The private use of our Beach Hut at Amble is included in your rental. It is fully furnished too, with electricity, at The Little Shore, around the Harbour Pier and across to Coquet Island.
The Cottage is in the traditional part of the village near to the pretty St James' Church, Shilbottle. The Village has a sociable Community Hall with events/activities, skateboard park, the award-winning "Secret Spa" Beauty Salon, private Gym (as well as c. 1 mile to Willowburn Leisure Centre), 2 Shops, Chemist/Post Office, Indian Restaurant, and a Pub/The Running Fox Coffee Shop/Tearooms.
Supermarkets in the area deliver groceries to the door. Our closest Suermarkets are Marks & Spencer's Food Hall, Turnbulls Butchers, Sainsbury's & Aldi. Co-Op Lidl, and Morrisons, plus independent/artisan producers are also nearby.
Online Shopping (including deposit to a safe place at the Cottage) is also available. Please note that ordinary mail post is strictly to a postbox at the Alnwick depot for our privacy and convenience.
We like to share with someone who is a happy and confident individual, and who is an appreciative/caring person. Please note that there is a Cat and a Dog housed at the property (Downstairs only), so the Cottage is Unsuitable for anyone with Pet Allergies or phobias. The two pets are very agreeable and enjoy the company of Housemates.
Food/Meals are your own responsibility/by mutual consent. We sometimes have Housemates Meals Out/Dine Ins. There is a Galley kitchen with all of the crockery, utensils and Dishwasher provided. There is an upstairs reading-Dining area /downstairs Living room (with large fireplace - fire is lit in the colder months using Wood and local/sea Coal) to share for meals and socialisation. Some household sundries are also included for your convenience and ease of cost/space saving.
Exceptionally High quality White Bedding/Linen/Towels are provided, but welcome to bring your own. Please note that you are responsible for own laundry (with washing machine, outdoor lines, or drier available, & a steam generator iron for use) and for own room vacuuming / cleaning.
Housekeeping services can be performed for you, at a small additional cost and separate agreement, since the Home is independently cleaned, weekly.
All utilities/service bills are included. However any Telephone (or private landline/internet home working - with set up and usage costs) are your own responsibility. Professional /Works Laundry can also be accepted, but we may ask for a contribution towards any extra expense, if the volume warrants it.
WiFi, Internet (all areas), & Amazon Prime - Fire TV (downstairs) are included (although Movie/other media purchases are by additional pre-approved limits/method of payment).
Deposit is refundable (waived only by prior agreement) in full provided terms, rent, keys returned, cleaning/inventory completed, and own bills are fully discharged.
Pre Reservation of Room is only accepted when min 50% of rent is paid in advance. Some flexibility with arrival date, but 'no show' means deposit is forfeited.
Rent is payable in advance PCM, preferably by Bank transfer or other agreed method. Receipt is provided.
Notice period is strictly as per payment to rent pcm (i. e. 4 weeks advance notice), unless other specific pre-agreement (2 weeks is minimum notice required to cease rental, or £375.00 in lieu of earlier termination). Lentor decision to terminate is immediate.
Insurance is your own responsibility, please.
I work locally and nationally, so hope to leave the cottage in 'safe hands' when I'm away. I am tidy, and respectful of others' privacy, although more than happy to share cooking or suggest trips out.
Sorry, the Cottage is unsuitable for Couples, although occasional vistors / overnight guests are very welcome by prior agreement.
No hot meals, no animals, no outdoor clothing or shoes are allowed in the upstairs bedrooms, thanks. Please benefit from the available Dining and Utility spaces.
No Smoking in, on or around the house, garden or premises. No drugs.
Garden maintenance is also included in the rent - so really everything is there to be enjoyed with mutual respect.

HOMEWORKERS
Part Time / Temporary home work is possible depending upon type/time of business, and by prior agreement.
The Cottage cannot accommodate anyone wanting to run a business or work FT from the premises. There isn't "office space"
We can also agree to Flexi working / occasional home-working, especially under changing Government guidelines.
There are areas suitable for quiet, professional home-working or to conduct confidential business/Zoom/Teams meetings.
Please note that Homeworkers will be individually responsible for all additional costs and services, such as business rate/council tax change/electricity-work hours/ landline/business secure internet/insurance of business equipment
