Room to rent 6 months contract

Hi i have got 3 rooms to let out ready to go, all rooms empty now, basic furniture on the property( bed, wardrobe, bed side table), perviously advertised for £400 excluding bill, however, since its a short let out im doing £550 bills including due to hassel changing names in the bills. Bills included standard council tax, water, electricity & gas. Internet not included. If anyone would like to arrange viewing ready to be arranged.
Area is residential area close to the shops, public transport and 5 mins walk from the Cramlington hospital. Many thanks.
