two double rooms available in a friendly house

I have two fully furnished double rooms in my home with all mod cons and a available. shared use of communal rooms in the house, lounge, dining room, newly fitted galley kitchen ad new bathroom suite plus a lovely garden which now includes a summer house.
Owner is landlady who lives in the house and does have two cats.
I am seeking a female ONLY for a room which is available Immediately.
I am looking for people who are clean and tidy, who would enjoy sharing my home with me and another professional female, Who is sociable and enjoys a chat or laugh over a good cuppa. I have a good manner and don't mind sharing the odd meal, wine and movie together.
Would suit a professional person or one room could be suitable for a student as it has a large desk in it.
My house is on a excellent bus route, and walking distance to Arnold's shops, market, parks and pubs.
Roadside parking, and secure gated back garden.

Please note the room has change from that which has been advertised for the past week as my current lodger has decided to move rooms so the loft room is know available, it is ideal for students as it has a large ikea desk and book case in it as it used to be my spare room come study, sorry for any confusion if you have been looking on spareroom recently, i also charge a little less as it is the loft room and it is a slightly smaller double room. This room is currently being redecorated to magnolia and having a new bed and mattress put in.
