I own this lovely Edwardian 3 bed end-terrace property with a large garden, close to Beeston high street, train station and bus station, QMC and Nottingham University campus.

My work is taking me to a different city, so I am looking for 3 clean, tidy and friendly lodgers / housemates to help me look after this beautiful house. It'll be a bonus if you are green-fingered - you'll get to enjoy the garden after all. Perfect for young professionals keen to find a home!

Whilst it's a 4 bed house, I am keen to make sure the house is not overcrowded. I will from time to time pop back for work and stay in the 4th bedroom, but otherwise there will be no more than 3 lodgers / housemates in the house at any one time.

The current housemates are a young professional and a young PHD student, both sociable and lovely to live with.

AVAILABLE ROOM:

The £490 bedroom is on the first floor and features a medium sized double room. It is furnished with an ottoman double bed with storage below, a huge wardrobe, a tallboy chest of drawers, shelving space, and a full length mirror. The room has dimmable spotlights and is the third largest room in the house.

THE HOUSE:

This is an offer of an excluded occupier, but all lodgers are welcome to use the two main reception rooms, bathroom, cloakroom, kitchen, garden and shed.

The two reception rooms feature a big living room and a separate dining room for lodgers to hang out and / or entertain. I have just had two log burners installed - ready for those winter nights! The dining room has a big table for anyone wishing to work from home.

The kitchen has a washer / dryer, dishwasher and a multitude of cupboards. Everyone will get their own cupboard space in the kitchen. A lovely 5 hob cooker means there'll be no fighting over cooking!

There is a spacious bathroom with a walk-in shower and a luxurious bathtub to die for. There is another toilet downstairs as well to avoid those morning bathroom queues!

There is a fenced off garden and free street parking. Lodgers are welcome to use the shed for bicycles which is secured with a padlock.

Bills include council tax, gas, electricity, and Talktalk internet. Please note, the house does not have a TV, but you are more than welcome to bring one.

The house is a certified HMO and is compliant with all health and safety conditions required by Broxtowe County Council, including hard-wired fire alarms and fire doors.

THE LOCATION:

The locations is very convenient:
- 5 minutes walk to Beeston train station
- 10 minutes walk to Beeston high street, main bus station, Tesco superstore, Sainsbury's, Lidl and the new Beeston cinema!
- Direct bus routes from bus stops right outside my house to Nottingham city centre, Nottingham University Campus, QMC one way, Derby, Chilwell and East Midlands airport.
- A small co-op and several takeaways are right around the corner on the same street.
- QMC and Nottingham University Main Campus are less than 10 minutes drive away.
