Hello,
A room is available for rent immediately in a shared house (joint tenancy for all tenants) in Nottingham. The room is approximately 12m² and located on the first floor of a semi-detached house in NG8 (about a 25-minute walk to Wollaton Park).

**Location and accessibility:**
- 4 minutes to the bus stop (buses 27 and 35)
- About 10 minutes to Co-op
- The house is situated in a quiet cul-de-sac.

**House details:**
- Washing machine and dryer
- Shower in the downstairs bathroom
- Bathtub with a shower on the first floor
- Large kitchen and garden with a wooden garage for bicycles

**Room details:**
- Double bed
- Large built-in wardrobe with a mirror
- Chest of drawers
- On-street parking available near the house

**Tenancy details:**
The tenancy agreement will cover the entire house and will be shared among all tenants. Currently, there are two people living in the house (including me). We value cleanliness, peace, and respect, and are looking for similar individuals—not a place for partying, excessive drinking, or smoking.

**Costs:**
- Rent is £1,100 in total, to be shared equally: £366 per person
- Bills (water, electricity, gas, internet, council tax) are split equally among tenants. In winter, they average around £150 per person, depending on usage.
- Deposit: One month's rent (£366).

**Additional information:**
- No pets allowed (per landlord’s policy).
- The house is fully furnished.
