Small single room

Quiet, friendly house with 3 communal rooms, sizeable garden, parking space on drive and bike storage. Very small single room reflected by price but space elsewhere to study, relax, spend time and to store stuff. Pictures to follow.
I'm a young 41. I work part-time with children and young people with disabilities and as an English teacher. I’m slowly increasing my hours following a cycling accident. It is owner - occupied but I have lived as a lodger and in shared houses for almost 20 years so know well the issues being a live-in lodger can present and the joys a shared house can have. Really want this to be more of a shared house.
My housemate, a young 42, is a transgender male to female who was born a man but identifies as a woman. They work as a support worker /assessor with adults with learning disabilities but are currently on long-term sick.
