Room in large Edwardian house - King size bed

Hey! My name is Sam, I am renting out 1 room in my home in Carrington, NG5. I have a total of 2 double rooms to rent, however I want to start with 1 and get settled in before looking for another housemate.

A friendly housemate is a must, I'm keen to have someone that wants to have a home to live in rather than just 'their room'. Shared cooking and pub trips welcome! But I'm also respectful of other's privacy and I do enjoy time alone.

It is a large Edwardian house with tons of character and recently decorated all round. The living room has plenty of seating (2 sofas and 2 armchairs), a new TV and a wood burning stove that does get used!! Kitchen is just over a year old, fully stocked including a dishwasher, fan oven and gas hob. New wall units are on order and will be installed end of Jan for plenty of storage. Washing machine in a small utility room at the back. Private garden with large table and 6 chairs for summer evenings. Planning to have a cleaner every 2 weeks once the housemate moves in (communal areas and bedrooms).

The room is a 'double' with king size bed, mattress is a brand new Simba Hybrid and very comfy. At 4.3x3.3m (14m2) it is a very good size. Large window with lovely view out to the garden, not overlooked at all. Currently has a wardrobe, built-in cupboard, bedside table and a couple other storage units. Happy to add to or remove furniture if needed - overall the house is a bit of a work-in-progress furniture wise so I won't be offended!

I am a working professional, running an engineering company near University Park and I do not work from home. I would prefer a housemate that also does NOT work from home - purely for the fact that bills are insanely expensive now and the house needs a lot of heating if someone is in all day!

When not doing the 9-5 I keep active, climbing (bouldering and lead) regularly as well as doing various other sports (hiking, squash mainly). I am a big fan of cooking too - Asian food is my speciality and I'm always willing to share. The house has a huge basement, one room is being turned into a workshop starting with woodworking tools, so if you are interested in that sort of stuff then all the better.
