The room is in a privately owned, terraced property (pleasant, residential area):
* 8 minutes' walk from tram/train
* A short walk to buses into Nottingham (15 minutes to NUH)
* A short walk from parks, shops, cinema, medical centres
* M1 is approximately 4 miles away
* Free on-street parking.

The large double room is:
* Furnished (double bed, desk, chair, chest of drawers)
* Walk-in cupboard space
* On the first floor (no lift)
* Street-facing (not much noise)
* Double-glazed
* Centrally-heated
There is a shared bathroom (with bath + shower) on the same level.
The bed has a brand new mattress. We can provide bedding (duvet, pillows, bedlinen) for a small extra monthly charge.

The house has:
* Washing machine
* Dryer
*Fridge
*Freezer
* Oven
* Induction hob
Please note - there is no dishwasher.

Bills included (incl council tax and broadband) but we reserve the right to review the rent after 3 months to reflect any sustained, higher than expected gas, electricity, + water bills.

Short term lets (1-3 weeks) considered. Short term lets would be priced weekly - £200 per week.

We are a professional couple. One of us works from home. We have a dog. Our adult children sometimes visit (and stay in 3rd bedroom). Our home is regularly cleaned and we try to keep things tidy. We are well-travelled and have lived and worked overseas. We are not vegan/vegetarian. We have no religious beliefs.

We are looking for someone:
* Employed (occasional working from home - max 2 weekdays per week - would be considered).
* Who likes dogs
* Is a non-smoker (incl. vaping and/or recreational drug use) * Can provide current references from employer, previous landlord. References will be checked.
