Double Bedroom in 2 bed flat

Hi!
Looking for someone to take over for my last flatmate in this centrally located flat. My current flatmate is looking to move out around the end of march/beginning of April.

Fees:
You will have to sign a contract with the estate agent so there will initially be a £200 referencing fee. The deposit is £487.50. The rent is paid monthly and it is £437.50. Bills break down as follows:
Water: £10 /month
Gas: £15 /month
Electric: £15 / month
Internet: £9 / month
= £49 / month
These are obviously averages and it varies month to month.
Additionally, as I'm not required to pay council tax as a student, you will be paying that with a 25% discount, if you're not also exempt.

Basically without council tax it’s around £485/month and with is around £595 /month.

Location:
Under a 5 minute walk from the train station, nearby Tesco, Co-op and Sainsbury's. Walk into centre of town in 15 mins (or take the tram). Nearby transport links include the tram (5 min walk) and Collin st bus stops including 34 (just under 10 min walk).

The flat:
The flat is a 2 bedroom with a main bathroom which I use and an ensuite within the second bedroom. There's a living area, kitchen with all the normal appliances. There is a parking space available within the building which I don't usually use as I don't have a car.

Contract:
The contract you will enter will end in the beginning of September but you can continue it afterwards if you'd like.
