Double room with study area

Hi,
I’m the current tenant of the property and your potential flatmate. I’ve lived in this flat for over a year now, but my roommate (sister) who’s been here only a few months and is now moving due to course acceptance in a another city.
The flat was part furnished when I first got it and I did buy everything besides the bed frames and the ugly orange sofa in the living room😄. The room’s rent is just £500 pcm inclusive!
The room benefits from a wardrobe, chest of drawers and study office which cost me over £400 (brand new) just a few months ago.
The flat also has a Sky subscription, fully equipped kitchen, washer and brand new dryer!
I’m a PhD student so I’m quite busy and only home on weekends and evenings most of the time. On my free time in, I cook, read or just binge watch Netflix (who doesn’t).
I respect other people’s privacy and would expect the same in return . However, ideally, I’d gain a new friend not just a new flatmate out of this :)
Cleanliness and tidiness are absolutely essential for me- especially in the common area.

Ps the flat is in the city centre and 2 minutes from all bus stops and the tram stop. It’s also a 15 min walk from the train station- location is just superb!
