1 Room available for in shared penthouse apartment

Hi all, I have been a Nottingham landlord for a few years now and have 1 great room for rent shared with 1 other UoN (m) student. I have just graduated and will be starting my masters in London so will be away for the year. I will still hold a room (small room/ study) just to store some of my clothes/property as I’m aiming to move back in next summer (and you would be welcome to use the study whilst i was away as a study/gym/storage). My friend Roshan is taking over one room leaving one room for an (individual/couple) who are tidy and sociable join. Only looking for students to avoid paying council tax, Thanks.

Rent excl all bills:
Small study room - N/A as held by myself
Smaller room - £600pcm
Large Room - £650pcm

The apartment is round the corner from Canning Circus, NG7 3NN. Good transport links to university, wider Nottinghamshire and hospitals, and less than a 10 min walk from town. The place comes fully furnished with bills excluded although roughly £25 a week pp(£100/month) for gas+electric+wifi.

It’s a three bed top floor apartment in a gated community with fob access so super secure. Nicely furnished with 50” tv, microwave, kettle, washing machine, dish washer etc

Contract term will be 9.5 months min with potential to extend. 1 gated fob entry car parking spot available at a fee of £10 per week (£500 for the year)

As an additional note, the large room is very very big so could very comfortably host a couple if your were interested.

I will be looking for a £500 deposit per person, and one month rent in advance although the finer details can be confirmed during contract exchange. I have always had lots of interest for this property with it being a cool place to live, however am very much focused on finding respectful and reliable tenants, best suited for a final year/Phd student.

There is an open till late tesco express opposite, and a 24 hour store which is pretty useful :)

As I’m running the let, I can be slightly flexible in sweetening the deal for the right tenants & circumstances as makes my life much easier!
